When the time comes to sell your largest investment, your property, you will need to make sure you do your research and carefully choose the agent who will put you in the greatest position for success.  With that being said, here are five questions that you must ask any agent you interview. ๐Ÿค”๐Ÿ•ต

When asking someone to help you successfully sell your largest investment, they should be able to explain their track record.  Ask them how many listings they have sold over the last year, and what was their sales price to list price ratio.  Can they provide you with ๐ŸŒŸ๐ŸŒŸ๐ŸŒŸ๐ŸŒŸ๐ŸŒŸ  reviews from past clients?

2.  Are you a full time agent? โœ๏ธ๐Ÿ—’โœ…

There are so many details involved from start to finish with the sale of a property, from the initial marketing plan, right on through coordinating all of the final closing activities.  You need someone who is full time and can give you the full time attention you deserve.  There will be appointments that need to be covered at all times of day, and questions you may have that need answering at any time.  

3.  What sets you apart from the competition? ๐Ÿƒ๐Ÿ…๐Ÿ†

A great Realtor should be able to explain what sets them apart from their competition.  Are they the top agent in the area?  What is in their marketing plan that nobody else has to offer?  Consider all of these advantages carefully in order to put you in a position for success. 

4.  What is the minimum contract length for a listing agreement? ๐Ÿ—“โœ

How long are you going to have to sign a listing contract for?  Is it a 6 or 12 month contract?  If so, can the agreement be canceled or terminated at anytime?

5.  What kind of online presence will you create for the property? ๐Ÿ˜๐ŸŒŽ๐Ÿ“ฒ

Is your agent going to simply upload the listing into the multiple listing service and wait for the calls to come in?  Make sure you hire an agent who will aggressively market the property online.  Ensure that professional photos, floor plans, and videos are taken.  Another great way to capture leads and build hype is a coming soon campaign both in MLS and on social media.  Today buyers are on their cell phones and tablets 24/7, so make sure your listing is appearing when they are there looking online.

In closing, these are all very important questions that you should be asking, and each agent should be able to explain their answers to you in great detail.  Listen to their answers carefully, and go online to read their local reviews and statistics to be sure that you are hiring an agent that will put you in a great position to succeed.
